Our affiliate has partnered with Brock Built Homes to create a reimagined community designed to help address the growing need for attainable housing in Cobb County, particularly for essential workers and public servants.
“What we are creating is a reimagined community model that the Cobb Commissioners fully embraced to address housing concerns in Cobb,” said Kyle Huhtanen, CEO of Habitat NWMA. “By building mixed-income neighborhoods, we aren’t just creating houses — we’re creating a balanced community.”
The development will feature a blend of homeownership opportunities, with one-third of the homes designated as Habitat-owned homes and two-thirds built and sold by Brock Built Homes at market rate. All homes will be built to high architectural standards, creating a cohesive and attractive neighborhood that blends seamlessly into the surrounding community.
Recently, the Cobb County Board of Commissioners unanimously approved the rezoning of the 11-acre site from R-30 to RA-5. Land development is expected to take approximately 18 months, with the first homes anticipated to begin construction in the fall of 2027.
“Habitat homeowners will live alongside market-rate neighbors, fostering a diverse environment where everyone has a stake in the neighborhood’s success,” said Bakari Brooks, chairman of the Habitat NWMA Board of Directors. “Neighborhoods thrive when our workforce — teachers, first responders, and service workers — can actually afford to live in the cities they serve.”
Huhtanen said the partnership with a private developer allows Habitat to expand its reach and accelerate the delivery of high-quality homes. “Partnering with a private builder allows us to leverage market-speed construction and modern designs,” he said. “These are high-quality, energy-efficient homes that any resident would be proud to own.”
Cobb leaders have acknowledged that the affordability crisis is too large for any one organization to solve alone. By working alongside the open market, Habitat NWMA believes this model can increase impact and help more families access permanent, stable housing faster than ever before.
In 2025, Habitat unveiled a model home on Flint Road showcasing the new design standards, including modern architecture, brick and board-and-batten exteriors, open-concept interiors, and attached garages. The new Powder Springs development builds on the new design and the continued commitment to creating homes that are both beautiful and affordable.
